1. Please treat our home as you would treat yours, and leave it as you found it!
2. No pets. Unsanctioned pets will result in a $500 fee. There are cameras at unit entrances. Please do not abuse this.
3. Only the guests on the reservation should be using the house. No one else should be entering the grounds without explicit written permission.
4. When you use the kitchen please clean up after yourself and place all used dishes in dishwasher and start. We do not charge a cleaning fee. We expect guests to return the place how they found it-- we don't expect you to wash linens, or strip beds. We expect guests to take out their trash to the back alley, and clean all dishware through dishwasher/wash any pots/pans.
5. This is IMPORTANT! We are not responsible for any injury, illness or accidents that occur on the premises.
6. We are not responsible for loss of personal belongings of the guest.
7. Help us conserve energy!! Thermostats are NEVER switched to 'on'. They must be set to 'auto'. Upon checkout, all thermostats MUST be set to 65 November-March, 82 June-August, and switched 'off' April, May, and September and August. Leaving thermostats blasting heat or cooling when checked out will incur additional fees! Please help us conserve energy!
8. Unless for drinking games, no plastic cups. No plastic cutlery of any kind. We have more than enough glassware and silverware. Do not buy it, we don't want it in the house.
9. I reserve the right to enter the listing at any time during the reservation if we suspect disordly guests or illegal activity or a violation of any of these rules. This shall serve as notice.
10. The primary renter must be at least 30 years old.
11. Older guests booking for their kids or younger groups without prior written permission are subject to removal without refund.
12. We reserve the right to charge an extra fee for bachelor and bachelorette parties
13. We try to accommodate early checkin and late checkout requests. Sometimes there is a fee. Please make these requests at least a week before checkin.
14. We understand people downtown are here to party. Our walls are thick, if guests are unruly you will receive a warning. If guests are frequently disturbing other guests with yelling or excessive music we will remove you after multiple complaints. I've only had to do this twice in 500 reservations. . It is really really hard to get removed, but I will do it if neccessary.
If I say the reservation is terminated, you will not receive a refund, because if I am doing that Airbnb is already on my side. If you do not agree to leave the police will help you collect your things.

These rules are subject to change. By staying in the listing you agree to abide by all rules and accept the penalty for breaking them.
